The TIB either Technical Inspection of Buildings, must also be passed in your single-family home, that's why it refers to edifications and not just buildings.
The purpose of the technical inspection and its subsequent renovations is to carry out a check of the stability, safety, tightness and habitability or effective use of buildings whose useful life, due to their age and the passage of time, is supposed to be exhausted.

What buildings are subject to Inspection?

All buildings are protected and/or more than 50 years old, and therefore it is clarified that single-family homes also have to go through this procedure.

Who does it oblige?

To the owner or legitimate owners (individuals or legal entities) as well as the Communities of Owners in the case of buildings made up of premises and dwellings in a horizontal division regime.

How is the TIB passed?

The owner hires a competent licensed professional which determines if the building is in good condition.

What technicians are competent to do the TIB?

Architects, Building Engineers or Engineers in accordance with the provisions of the Building Regulation Law or applicable regulations.

What can be the result of the inspection?

Will be favorable if it is not necessary to carry out works, that is, if the building meets the conditions of stability, safety, tightness and structural consolidation and with the conditions of habitability and effective use according to the purpose of the construction or building.
Will be unfavorable if it is necessary to carry out works to achieve these conditions.

What needs to be inspected?

  • Security, stability and structural consolidation, indicating whether there is damage originating from or affecting the foundations, supports, beams, slabs, load-bearing walls or other structural elements that may compromise the mechanical residence and stability of the building or construction
  • Safety related to facades interiors, exteriors and dividing walls of the building or construction, especially elements that may pose a danger to the public thoroughfare or interior areas of the building, such as wrought iron fronts, cornices, cladding, etc.
  • Tightness, indicating the general condition of roofs, flat roofs, parameters and exterior carpentry.
  • General status of networks sanitation and plumbing.
  • State habitability or actual use.
